When I invest I ask the following three important questions everytime. 1. How are my investment funds protected? 2. How much will it cost to recapture my investment if it goes bad? 3 How long will it take to get my funds back?
The key to the above questions is that every dime of your investment is collateralized with real estate. If it burns down you get paid off. If they sell the property, you get paid off. If they refinance the property, you get paid off. If they don't pay, you foreclose and keep the property for rental or sell the property.
